B&B Villa Pini
The B&B Villa Pini consists of two independent rooms, both with access from the private garden reserved exclusively for guests. The rooms face south and offer wonderful light thanks to the abundant sunlight even during winter. In each garden, we have created an outdoor lounge area to allow our guests to relax, read a book, or sunbathe. The rooms are equipped with underfloor heating, air conditioning, Wi-Fi connection, minibar, hairdryer, and organic personal hygiene products (face/shower/intimate).
The structure has been recently built using the most advanced technologies to offer our guests superior comfort in terms of thermal and acoustic insulation. "Like home with us" is not just an empty slogan; along with the shuttle service to and from the city center and the beach, included in the price, we offer the possibility to customize the pillow you will sleep on in the tranquility of a residential neighborhood, one of the quietest in the city.
You will definitely like the microclimate of this area of Civitanova; the slightly elevated position compared to the city center promotes the flow of a light but pleasant sea breeze, which makes the hottest days more bearable and reduces humidity.
Just a few meters away, you will find a playground for children and a historic and well-stocked bar-tobacco shop with a lottery outlet.
If you wish, you can reach the pedestrian path with a cycle lane that connects the center of Civitanova Marche to Civitanova Alta in a few minutes on foot. This approximately 4 km route is very pleasant thanks to its natural beauty and breathtaking views. Along the way, you will find numerous rest areas, some of which are equipped for exercise.
As for urban transportation, we are just a few meters from the bus stop, and there is always parking available for cars in a public area outside the property.

As a passionate B&B enthusiast, I have visited numerous ones in our beautiful country. When I decided to open this business, I personally took care of every detail of the property, building it with my own hands. I always asked myself the same question: if I were a guest in one of these two rooms, how would I like to find them?
According to my fellow citizens, this neighborhood is considered the best in the city. What is most appreciated is the healthy air (being far from the main roads) and the tranquility. Both during the day and at night, this area is particularly calm and the traffic is almost non-existent during nighttime hours. Despite this, the proximity to the city center and the sea allows you to reach the beginning of Corso Umberto I° (the shopping street) on foot, with a short and pleasant walk, and with a few more steps, the beginning of the northern promenade.
You will also appreciate the microclimate of this area of Civitanova. Being slightly elevated compared to the center, we are favored by a light sea breeze that mitigates the hottest days and reduces humidity.
