Located in Modena, a short distance from the historic center and ten minutes from the exhibition area, our cozy Bed and Breakfast guesthouse has been welcoming guests since December 2011. Immersed in a family atmosphere, this ground floor two-room apartment reflects the genuine hospitality of a family-run establishment, involving even the younger members of the household. We value the authenticity of the experience, therefore, every reservation is confirmed only after telephone contact and subsequent written confirmation, ensuring direct communication with future guests.
The two-room apartment, with a surface area of 25 square meters, is ideal for accommodating up to two adults and two children or three adults and one child. It offers a furnished bedroom with a comfortable double bed, while the spacious kitchen has two single sofa beds. A large bathroom and a kitchen equipped with a microwave oven and a reading corner complete the spaces, guaranteeing comfort and functionality.
During your stay, you can enjoy free wifi internet connection and choose from various breakfast options, served according to your preferences on weekends. On weekdays, we offer the possibility to opt for accommodation only or a self-service breakfast rate. For an additional fee of 5 euros per day, the kitchen of the apartment and the garden are at your disposal for preparing lunches and dinners.
Our guest house is also particularly suitable for those with mobility problems, thanks to its ground floor location and access to a large garden shared with our residence. Next to the apartment entrance, our generous vegetable garden offers freshness in every season, allowing you to pick rosemary even in winter.
Here with us, the warm welcome of our large family combines with the discretion of a private apartment, well-equipped to ensure a pleasant stay. Your pets, accustomed to children and teenagers, are welcome. However, we kindly ask you to inform us in advance, as our cats Dumbo and Ara love to explore the garden, where you will also find a pond with Koi carp, water lilies, and goldfish. During the summer season, you can enjoy ping pong matches in our garden.

Some simply prefer a morning coffee, while others enjoy having breakfast with friends at the bar in the city center and choose to stay with us. There are also those who wish to prepare their own breakfast using the exclusive kitchen available to guests. Some enjoy being served upon waking up and savoring a simple brioche and a creamy cappuccino made with fresh milk from the day.
For those who love tasting cakes, fruit juices, toast, butter, jam, honey, Nutella, and why not, our famous "gnocco fritto modenese for breakfast". There are also those who prefer an English or German-style breakfast with cold cuts. We also have the ability to accommodate special dietary needs. In short, we strive to make you feel at home, just as we would like to be treated when staying in other cities.
Starting from October 2018, we also offer a self-service breakfast option: every morning, we provide coffee, fresh milk, toast, cake slices, biscuits, jams, yogurt, tea, assorted herbal teas, and cereals in the guest house kitchen. You will also have the opportunity to use the kitchen to prepare your own coffee or tea and heat beverages.
Our Bed and Breakfast is lovingly run by our family. Luca Muzzarelli, the father, is skilled in repairs and construction and also takes care of the vegetable garden and the garden. Francesca Poggi, the mother, carefully handles the cleaning of the premises, the changing of the linen, and the shopping. Our four children, who are accustomed to helping at home, also contribute to the management of the B&B.
